PlaysJugadas
Four short lessons. Read a Play, then do the Drill that goes with it.Cuatro lecciones cortas.
Play 1Jugada 1 Pricing an offer with compsCómo valorar una oferta con comparables
- Choose good comps. Comps are recently sold homes. Look for sales in the last 3 to 6 months, close to the home (the same building or neighborhood), and similar in size, bedrooms and baths, age, and features.
- Compare the differences. Condition, updates, lot, view, pool, parking, and the floor level for condos. Note which comps are better or worse than the home you are pricing.
- Use price per square foot as a quick check only. Homes in different conditions can have very different prices.
- Read the market. Compare list price with sold price, look at days on market, and count the active and pending homes.
- Look at this home. How long it has been listed, price changes, condition, and what the seller may need, such as timing.
- Give a range, not one number. “Based on these sales, a fair range is $X to $Y.”
- Let the buyer set the walk-away price. It is the highest price the buyer will pay. Write it down before the negotiation starts.
Say it simply
These are the three homes that sold closest to this one in the last four months. This home is a little bigger and has newer windows, so I expect it to be priced above them. A fair range is between [low] and [high]. You decide the offer. Before we negotiate, let's write down the highest price you are comfortable paying.
Common mistakes
- Using old sales, or homes that are too different.
- Anchoring only on the list price.
- Starting the negotiation before the buyer has a walk-away price.
- Elige buenos comparables.
Errores comunes
- Usar ventas antiguas o propiedades demasiado diferentes.
Comps are market data, not an appraisal. Do not call your price range an appraisal, and do not promise that a home will appraise. Confirm directly with your broker or office administrator before acting.
- Earnest money deposit. A larger deposit shows commitment. It is at risk if the buyer defaults under the contract.
- Inspection period. The number of days the buyer has to inspect and decide. A shorter period is stronger for the seller. A longer period is safer for the buyer.
- Financing and appraisal. Loan type, the date for loan approval, and the appraisal terms. A cash offer or a very strong loan is stronger.
- Closing date and possession. Some sellers want a fast closing, and some want more time or time to stay after closing. Flexibility can win an offer.
- Seller credits and closing costs. Asking the seller to pay some of the buyer’s costs raises what the seller must accept.
- What is included. Appliances, furniture, and window coverings. Write them in the contract.
- Repairs. In an AS IS contract the seller has no duty to make repairs. The buyer can ask, or can cancel during the inspection period.
Explain the trade-off every time
Each term moves risk between the buyer and the seller. Shortening or giving up a protection can cost the buyer money. Explain this clearly, and keep a written record that you did.
Say it simply
Price is only one part of the offer. A larger deposit and a shorter inspection period can make the offer stronger, but they also add risk for you. Let me show you what each choice protects and what it can cost, and you decide what you are comfortable with.
Common mistake
Telling a buyer to give up the inspection or another protection to win, without explaining the consequences. The buyer decides, and the buyer needs the facts first.
- Reparaciones.
Use the contract forms your broker provides. Do not give legal advice. Refer legal questions to a real estate attorney. Confirm directly with your broker or office administrator before acting.
No des asesoría legal.
A counteroffer is a new offer from the seller. When the seller counters, your original offer is no longer available to accept.
- Read the whole document. Do not read only the price.
- Mark what changed. Compare each term with your offer: price, deposit, dates, credits, items included, and contingencies.
- Find the deadline. Write down the date and time the counteroffer expires.
- Show the real effect. Calculate the new monthly payment and the cash needed to close.
- List the options. Accept, reject, or counter back. Letting it expire is also a choice, and the other side should hear from you before that.
- Advise, but let the buyer decide. Give your recommendation and the reasons.
- Confirm everything in writing. A promise that is not in the signed documents does not count.
A simple comparison table
Term | Our offer | Counteroffer | Change Price | $585,000 | $605,000 | +$20,000 Deposit | $10,000 | $15,000 | +$5,000 Inspection period | 15 days | 10 days | -5 days Closing date | Dec 15 | Dec 1 | 14 days earlier Seller credit | $5,000 | $0 | -$5,000
Negotiate with a plan
- Know the buyer’s walk-away price before you answer.
- Trade, do not just give. “If we agree to your closing date, can the seller accept our inspection period?”
- Keep emotion out. Talk about data and terms.
Common mistake
Answering fast to “win” without checking the other terms. A small price change can come with a large change in dates or credits.
- Intercambia, no solo cedas.
Offer and counteroffer deadlines are strict. Check the exact time and the way notice must be given in the contract. Confirm directly with your broker or office administrator before acting.
When more than one buyer wants a home, the seller may ask for “highest and best” offers. The seller decides which offer to accept. Your job is to give the buyer clear options and to protect the buyer from bad surprises.
Ways to make an offer stronger
- A strong pre-approval or proof of funds. Attach it to the offer.
- A larger earnest money deposit. It shows commitment, and it is also at risk.
- A shorter inspection period. It is stronger for the seller, but it gives the buyer less time.
- Flexible closing and possession dates. Ask what the seller needs.
- An escalation clause. It raises the offer automatically up to a limit the buyer sets. Explain the risk of paying more than needed.
- An appraisal gap plan. Only if the buyer has extra cash. Explain what happens if the home appraises low.
Be honest about what you cannot control
Say: “I cannot guarantee that this offer will win. Here is what we can control, and here is the highest price you decided on.”
Common mistakes
- Telling the buyer to give up the inspection or the loan protection without explaining the risk.
- Promising that an escalation clause or a higher deposit will win.
- Going over the buyer’s walk-away price in the heat of the moment.
Fair housing and confidentiality. Do not use personal letters or photos from the buyer to influence a seller. They can create fair housing risk. Do not share a client’s confidential information, such as the maximum price. Follow your brokerage’s multiple-offer policy. Confirm directly with your broker or office administrator before acting.
Vivienda justa y confidencialidad.

A strong result
- You show comps and a price range before you suggest a number.
- You explain terms beyond price and their risks.
- You help them agree on a walk-away price.
- You do not promise a win, and you do not suggest a personal letter.
- You write the plan down.
Act as a real buyer in a role play about an offer strategy. Do not break character until the session ends. You speak as Valeria, and you may also say what her partner Mateo thinks. Profile: Valeria, 33, and her partner Mateo, 36. They found a house listed at $620,000 with six days on the market. They are pre-approved. They heard there may be other offers. Valeria wants to offer $650,000 "to win." Mateo wants to offer $585,000 "to be safe." Their agent has comps that suggest a fair range of $600,000 to $625,000. Hidden facts. Share each one only when the agent asks a good question about it: 1. Their real limit is $640,000, because of the cash they have for closing. 2. The inspection is very important to Mateo, and he does not want to give it up. 3. They are flexible on the closing date. 4. Valeria is afraid of losing a second house after a first offer failed last year. How to behave: Answer in short sentences. If the agent promises you will win, suggests giving up the inspection without explaining the risk, or suggests a personal letter to the seller, become more nervous and note it as an error at the end. If the agent shows the comps and a range, explains terms beyond price and their risks, and helps you agree on a walk-away price, calm down and cooperate. Win condition: Valeria and Mateo agree on one offer price, two or three key terms, and a walk-away price, and the agent says the plan back to you in writing. If that happens, repeat the plan and end the session. If the agent promises a win, end the session and count it as a major error. The agent speaks first. When the session ends, write DONE. Then give a score from 1 to 10 and three notes: two things the agent did well and one thing to change. Use plain, simple English.
Drill 2Práctica 2 Negotiate repairs after the inspectionNegociar reparaciones después de la inspección
A strong result
- You explain what AS IS means: the seller has no duty to repair, and the buyer can ask or cancel within the inspection period.
- You help her separate major items (roof, AC) from small ones.
- You suggest estimates from licensed contractors and an insurance quote that uses the roof age.
- You help her choose what to ask: a repair, a credit, or a price change.
- You keep her inside the deadline and do not promise that the seller will agree.
Act as a real buyer in a role play about a repair negotiation after an inspection. Do not break character until the session ends. Profile: Mónica, 40, nervous and emotionally attached to the house she is buying. The contract is an AS IS residential contract and it is signed. The inspection found a roof that is about 17 years old and near the end of its life, an AC unit that does not cool well, and some small items. The inspection period ends in three days. She says: "I want the seller to fix everything, or I want to cancel." Hidden facts. Share each one only when the agent asks a good question about it: 1. She cannot pay for a new roof right away. 2. She would stay in the contract if the seller gives a credit toward the roof and the AC. 3. She is not sure she wants to cancel, because she loves the house. 4. She has not asked for an insurance quote yet and does not know if the roof age affects insurance. How to behave: Answer in short sentences and sound worried. If the agent promises the seller will agree, gives legal advice, or ignores the deadline, become more anxious and note it as an error at the end. If the agent explains what AS IS means, helps you separate the major items from the small ones, suggests contractor estimates and an insurance quote, and keeps you inside the deadline, calm down and cooperate. Win condition: You agree on a prioritized request that focuses on the roof and the AC, you choose what to ask for (repair, credit, or price change), and you agree on a plan with times to get estimates and an insurance quote and to send the request before the inspection period ends. If that happens, repeat the plan and end the session. The agent speaks first. When the session ends, write DONE. Then give a score from 1 to 10 and three notes: two things the agent did well and one thing to change. Use plain, simple English.
